What San Mateo County Sellers Should Expect
Most homeowners have a rough sense of what their house is worth. Far fewer have a clear picture of what they will actually walk away with after it sells, and that number is the one that matters when you are deciding whether to move, what you can afford next, and when to start.
The costs of selling a home in San Mateo County fall into three groups. There are closing costs, which are largely fixed and predictable. There are preparation costs, which vary enormously depending on the house and the plan. And there is compensation for the agents involved, which is negotiable and set in writing before you list.
Below is a plain accounting of each, with links to the county and state sources so you can verify anything yourself. As top Realtors in San Carlos, Belmont, and Redwood City for more than twenty years, we would rather you go into this with real numbers than with a pleasant estimate that falls apart at closing.
These are the line items that show up on your settlement statement. Most of them are set by the county or by local custom, so there is not much mystery to them.
County documentary transfer tax. San Mateo County charges 55 cents per $500 of value, which works out to $1.10 per $1,000. The County Assessor-County Clerk-Recorder publishes the rate and the exemptions. By local custom the seller pays it, though the purchase contract governs.
At Mid-Peninsula price points that comes out to roughly:
$1,650 on a $1.5 million sale
$2,200 on a $2 million sale
$3,300 on a $3 million sale
City transfer tax, in some cities. San Carlos, Belmont, and Redwood City do not add a city-level transfer tax, so sellers in those three cities pay only the county rate. The City of San Mateo does add one, and it is substantial above $1 million. East Palo Alto has one as well. If your property sits near a city line, confirm which jurisdiction it falls in before you budget, because the difference can be thousands of dollars.
Escrow and title. San Mateo County is what the industry calls a buyer-pay county. The buyer customarily covers the escrow fee and both the owner's and lender's title insurance policies. This is unusual and it works in a seller's favor here. Natural hazard disclosure report. A few hundred dollars, paid by the seller, and required.
Recording and reconveyance fees. Small, usually a few hundred dollars total, tied to clearing your existing loan from title.
Loan payoffs and liens. Your mortgage, any HELOC, and any recorded liens come out of proceeds at closing. Escrow orders the payoff demands.
Property tax proration. You are responsible for property taxes through your closing date. Depending on when you close relative to the installment schedule, this can go either direction. HOA costs, for condos and townhomes. Document preparation, transfer fees, and dues proration.

This is where the numbers move the most, and where advice gets least useful when it is given in the abstract.
A freshly remodeled home might need almost nothing beyond cleaning and photography. A house that has been lived in and loved for thirty years might benefit from paint, floors, landscaping, and staging. A property inherited after a parent's death might need clearing out before anyone can even assess it. All three of these sell well. They just take different paths to get there.
For planning purposes, here are ranges we see on the Mid-Peninsula:
Interior paint: roughly $6,000 to $20,000 depending on square footage and how much prep the surfaces need
Staging: roughly $5,000 to $15,000 for a typical listing period, more for larger homes
Landscaping and curb appeal: anywhere from $2,000 for cleanup and fresh mulch to $20,000 or more for meaningful work
Flooring: highly variable, from refinishing existing hardwood to full replacement
Pre-listing inspections: roughly $1,000 to $2,500 for a combination of general, pest, and sewer lateral
Photography, video, and marketing collateral: typically covered as part of the listing
Treat those as starting points for a conversation, not a menu. Some of the best returns we have seen came from spending very little in the right place, and we have also talked clients out of projects that would not have earned back what they cost.
One seller we worked with put it well after we sold their family home following their mother's passing. They told us that without our vision, experience, and network of vendors and contractors, they would very likely have done not enough or spent far too much. That is the actual job in this phase. Figuring out where money is worth spending on your particular house, and where it is not.
On paying for it. Through Side, our brokerage partner, sellers have access to Side Concierge, which covers approved preparation costs up front. Those costs are then reimbursed through escrow when the home closes. You do not need cash on hand to paint, stage, or make repairs before listing, which matters a great deal for sellers who have already moved, are settling an estate, or would rather not tie up funds during the process.
Compensation is negotiable. There is no standard or customary rate, and any agent who tells you otherwise is misinformed. The amount, and what it covers, is agreed to in writing in your listing agreement before your home goes on the market. Since the industry rule changes that took effect in 2024, compensation offered to a buyer's agent is negotiated separately as well, and your listing agreement will spell out how that is handled.
What we can tell you is what the work consists of, so you can evaluate any proposal against it.
Pricing strategy comes first, and it is the decision with the largest financial consequence in the entire transaction. Then comes the preparation plan, which means walking the house, deciding what is worth doing, lining up contractors, and managing that schedule so the work finishes on time. Then marketing, which covers photography, video, print collateral, a property website, syndication, broker tour, and open houses. Then disclosures, which in California are extensive and where careless work creates liability that follows a seller after closing. Then offer review and negotiation, and after that, managing the escrow period through to close.
Sellers who have been through it with us tend to describe the coordination as the part that surprised them. One couple came to us after their condo had sat unsold for seven months with a different agent. They relisted with our team, and the home was staged and ready to show within a couple of days and sold in twelve. Results like that depend on the property and the market conditions at the time, and no agent can promise them. But the difference between a listing that works and one that stalls usually comes down to preparation, pricing, and follow-through rather than luck.

A net sheet is a line-by-line estimate of your proceeds at a given sale price, with every cost above accounted for. Any listing agent should prepare one for you at no charge and before you sign anything. If you are interviewing several agents, ask each of them for one and compare.
Two other items belong in that conversation.
Capital gains. If the home has been your primary residence for at least two of the past five years, you may be able to exclude up to $250,000 of gain, or $500,000 filing jointly. For long-tenured Peninsula owners, appreciation can exceed the exclusion, so this is worth reviewing with your accountant well before you list.
Property tax basis, if you are downsizing. Proposition 19 allows homeowners who are 55 or older, severely disabled, or affected by a natural disaster to transfer their property tax basis to a replacement home. The San Mateo County Assessor's office can confirm how it applies to your situation.
You do not have to be ready to list to have this conversation. A good number of the sellers we work with started talking to us a year or more before they moved, and several of them used that time to make decisions they would not have made under pressure.
