Has AI come for the Mid-Peninsula housing market? You better believe it. And the biggest AI companies have not even gone public yet.
Here is the scale of what is coming, according to reports:
Anthropic filed confidentially to go public on June 1, 2026, at a valuation around $965 billion. A listing could happen as early as this fall.
OpenAI is reportedly targeting a valuation above $1 trillion, with a listing expected in late 2026 or 2027.
Redfin estimates that current and former employees of those two companies are sitting on roughly $200 billion in equity after taxes. To put that in perspective, it is about 29% of the total value of every home in the San Francisco metro area.
Realtor.com found that Bay Area luxury buyers put down a median of 35% in 2025, about 6.6 percentage points higher than they did before 2023. On a $3 million home, that is around $198,000 more cash at the closing table.
These are estimates. Nobody knows exactly what Anthropic or OpenAI will be valued at, how much of that equity belongs to employees, or where the proceeds will go. But the direction is not really in question. A large amount of money is heading toward a housing market that already has more buyers than listings.
The money has been moving for a while
The IPO headlines get attention, but AI wealth started flowing into Bay Area housing back in 2024. Companies like OpenAI, Stripe, Anthropic, and Databricks have let employees sell shares through tender offers and secondary sales, well before any public listing.
You can see it in how people are paying for homes. When mortgage rates spiked in 2023, buyers everywhere put more money down to keep payments manageable. Research by Realtor.com finds that down payments jumped in Miami, Austin, and New York too. Then rates eased, and those markets went back to normal. The SF Bay Area did not. Down payments here stayed about 6.6 points above where they were before 2023. The timing matches almost exactly when AI equity started converting to cash.
It is not only happening at the top. In the $750,000 to $1.5 million range, the median down payment has held steady at 20%, but the share of buyers putting down more than 30% has grown, and seven-figure down payments have become more common, according to Realtor.com. Some of that is young AI employees buying mid-market homes with unusual amounts of cash. Some of it is buyers who got priced out of the $1.5 to $3 million range moving down and bringing their budgets with them.
Nationally, the split is presenting in sales volume. In June, sales of homes priced at $1 million or more were up 18% from a year earlier, while sales under $250,000 were flat.
The pattern above is not a Bay Area abstraction to us. Communities we serve in the Mid-Peninsula, like San Carlos, Belmont, Redwood City, and San Mateo, all sit inside the commute radius for these companies, and they have the schools and the space that many homebuyers are looking for.

Buyers are hearing about this wave and trying to get in front of it. There is also a question of timing. Employees usually cannot sell shares for up to 180 days after a company goes public, so the proceeds do not all arrive at once, and there is a lag between the headline and the offer at your open house.
Some of the current market uptick is that anticipation. People are moving now because of what they expect to happen later.
There is a lot of cash in offers right now. Price is still the main lever. Clean offers with minimal contingencies have long been the norm on the Mid-Peninsula. Cash is powerful because it makes an offer about as clean and certain as it gets. But an otherwise clean offer at a higher price still competes.
It is still important to have all your ducks in a row, for the most efficient buying process and the best chance for success:
Getting fully underwritten with your lender so your financing is not a question mark for the seller.
Understanding what the listing agent and seller actually want on that specific property, which is often timing. This is where it helps to work with an experienced and well-regarded Mid-Peninsula real estate agent.
Knowing subtle local differences, which areas are drawing the most attention right now, and which are not. Two similar houses a mile apart can draw very different crowds, all else equal.
It’s also important to talk about the pressure. FOMO is real in real estate. When people are reading about IPO money coming, it is easy to feel like you need to buy something immediately or be locked out forever. The short answer: You should buy a home when you are ready and when it fits your long-term plans. Not because of an article you read. That is true now and it will be true next year.
In a market moving this fast, closed sales from three months ago can be off in either direction. Preparation still decides a lot. Buyers with plenty of cash are not less picky. The homes getting the most attention are the ones that show well and are priced to bring people through the door in the first ten days.
The question we hear most from sellers is whether to wait. If more money is coming, does it make sense to hold off a year? Nobody can tell you that with certainty, and anyone who does is guessing. The IPOs have not been priced or scheduled. What we can do is look at your actual situation, what you would net today, what you would be giving up by waiting, and where you are going next. For some people, waiting makes sense. For others, the cost of staying in a home or location that’s no longer right for them outweighs a possible financial bump down the road.

As of now, the anticipation of this money is already shaping how people offer and how fast they move.
