If you are thinking about living in Redwood City, you probably have a few practical questions. What are the neighborhoods like? What do homes cost? Which schools serve which streets? How long is the trip to San Francisco or San Jose?
This guide answers those questions in plain terms, with links to the official sources so you can check the details yourself.
We are Realtors who have worked in San Carlos, Belmont, and Redwood City for more than twenty years. We help clients buy and sell in Redwood City every year, and these are the topics that come up most often.
Redwood City sits about halfway between San Francisco and San Jose. It is the county seat of San Mateo County, so the county courthouse and many county offices are downtown.
The city stretches from the bay to the hills near Interstate 280. It has about 83,000 residents and about 19 square miles of land, according to the U.S. Census Bureau. A large share of the city's total area is bay water and marsh, which is why the map looks bigger than the number suggests.
You have likely seen the city's slogan, "Climate Best by Government Test," on the arches over Broadway. It comes from a slogan contest held in 1925. As KQED reported, the "government test" behind it was loosely based on weather records kept by a local resident. The science was thin, but the mild weather is a big part of why people like living here.
The city recognizes 17 neighborhoods, each with its own neighborhood association. You can see them on the city's neighborhood association page, and the city also has a neighborhood lookup tool for a specific address.
The housing varies a great deal from one part of the city to another.
Downtown and the areas near it have older single-family homes on smaller lots, along with many of the city's newer apartment and condo buildings.
The western neighborhoods, such as Farm Hill, Edgewood Park, and Canyon, sit in the hills. Lots tend to be larger, streets are more winding, and many homes have views.
Redwood Shores lies east of Highway 101 along the bay. It is a planned community with lagoons, townhomes, condos, and single-family homes. You can read more on our Redwood Shores community page.
One detail surprises many buyers. Some homes with a Redwood City mailing address are not inside the city limits. Much of Emerald Lake Hills, for example, is unincorporated San Mateo County. North Fair Oaks, next to Redwood City and Atherton, is also unincorporated.
This matters when you plan a remodel or an ADU. In unincorporated areas, the county handles permits and design review instead of the city. The county even has its own Emerald Lake Hills design review process. School district lines do not always follow city lines either. Before you make an offer, it is worth confirming which jurisdiction a property is in.
For a quick snapshot of current listings and basic area data, see our Redwood City community page.
Housing is the largest cost for most households here.
In the third quarter of 2026, the median sale price for a single-family home in Redwood City was $2,360,000, based on 131 sales. That was 9.3% higher than the same quarter a year earlier. The median home sold for about 4% above its original list price.
That citywide number covers a very wide range. A small older home near downtown and a large home in the hills can be millions of dollars apart. Condos and townhomes, which are common in Redwood Shores and downtown, often sell for less than single-family homes.

Property taxes are the next big line item. Under Proposition 13, the base rate is 1% of a home's assessed value. Voter-approved bonds and other charges are added on top. These vary by location, so two homes in the same city can have different total rates. Schools, for example, may have their own bonds or parcel taxes.
The best way to estimate taxes on a specific home is to look up its current bill through the San Mateo County Tax Collector. Our guide on how to use property tax and permit lookup tools in San Mateo County walks through the steps. Keep in mind that a new buyer's taxes are based on the purchase price, not the seller's assessed value.
If you are buying a condo or townhome, include the monthly HOA dues in your budget as well.
School assignments in Redwood City depend on the address, so it is important to check each home you are considering.
Elementary and middle schools. Most of the city is served by the Redwood City School District. Families can use the district's Find Your Neighborhood School tool to see the assigned school for an address. The district also offers specialized programs that families can apply for through its School of Choice process.
Redwood Shores is part of the Belmont-Redwood Shores School District. That district assigns elementary students based on walking distance to the nearest school with space, so assignment can change from year to year. Its school assignment page explains how this works.
A few hillside addresses fall within other elementary districts, which is one more reason to check each property.
High schools. Redwood City is part of the Sequoia Union High School District. The district assigns students to one of its four comprehensive high schools based on address. Its boundary search tool shows the assigned school.
Cañada College, part of the San Mateo County Community College District, is also located in Redwood City.
Redwood City is one of the stronger commute locations on the Peninsula.
Caltrain. The Redwood City station is a stop for local, limited, and express trains. On the current weekday schedule, express trains reach San Francisco's 4th and King station in about 35 minutes and San Jose Diridon in under 30 minutes. Local trains take a bit longer. The station has about 550 paid parking spaces and secure bike parking.
Buses and shuttles. SamTrans buses and several shuttles connect at the downtown transit center next to the station.
Driving. Highway 101 runs along the bay side of the city, and Interstate 280 runs along the hills. Woodside Road (Highway 84) connects the two and leads east to the Dumbarton Bridge.
The city keeps a list of commuter resources if you want to compare options.
Many people search online to find out if Redwood City is safe. We think the most useful answer comes from the official data, so you can look at the specific streets you care about.
The Redwood City Police Department publishes a public safety data dashboard. It shows police and fire activity by neighborhood and by type of incident, and the data is updated quarterly.
Unincorporated areas with Redwood City addresses are served by the San Mateo County Sheriff's Office, so their data is reported separately.
Downtown. Courthouse Square is the center of downtown life. The San Mateo County History Museum is in the old courthouse on the square. Restaurants, a movie theater, and live music venues are within a few blocks. In summer, Music on the Square brings free Friday night concerts.
Seasonal events. The city's Hometown Holidays celebration is planned for Saturday, December 12, around Courthouse Square. It usually includes a parade, holiday shopping, food vendors, and the tree lighting. The city lists details as tentative, so check the page before you go. Redwood City also hosts a well-attended Fourth of July parade, which we covered in our Fourth of July 2026 guide.
Parks and open space. The city has more than 30 city parks, from small neighborhood playgrounds to large sports parks. In the hills, Edgewood Park and Natural Preserve has 467 acres of trails and is known for its spring wildflowers.
The waterfront. The Port of Redwood City has more than a mile of public waterfront access, a fishing pier, and a public boat launch. Kayaks and small sailboats are available to rent there.

Redwood City offers a wide range of homes, neighborhoods, and price points. That range is a good thing, but it also means the details matter. School assignments, city or county jurisdiction, and recent sales can all change from one street to the next.
That is where local guidance helps. One Redwood City buyer told us Liz's "insights about neighborhoods, disclosures, and the entire buying process were spot on." A seller in the Emerald Hills area said Val helped them choose the update projects that would raise the home's value "without wasting money."
